Garage floor in Oshkosh, WI with a failed coating lifting in the tire paths

Why coatings fail

Most failed garage floors we see share a few causes:

  • Poor prep. The coating was rolled over concrete that was only acid-etched or just washed, so it never bonded.
  • Moisture. Water vapor rising through the slab pushes the coating off from below, common in older detached garages and basements.
  • Hot tire pickup. Hot tires soften thin coatings and pull them up when the car leaves.
  • Thin, low-solids products. Store-bought kits are often too thin to survive salt and trailer traffic.
  • Impacts and chemicals. Dropped tools, battery acid or brake fluid can damage some coatings.

Repair or replace?

When the coating is well bonded and the damage is limited to a few chips, gouges or worn spots, we can usually repair it. We grind the damaged areas, feather the edges, fill and recoat. Color matching is good, but a repaired area may not perfectly match an older floor that has aged in sunlight. A full topcoat over the entire floor can tie it together.

When the coating is peeling in sheets or failing across large areas, patching does not work. The rest of the floor will follow. In those cases we grind off the entire coating and install a new system on properly prepared concrete.

How we diagnose a floor

We look at where and how the coating is failing. Peeling in the tire paths points to hot tire pickup or poor bond. Bubbles or white powder under the coating suggest moisture. Widespread flaking suggests poor prep. We take moisture readings and check bond strength with a scraper. That diagnosis decides whether we can repair or must replace.

Removing old coatings

Removing a failed coating is the hardest part of the job, and it is where cheap work usually cuts corners. We use diamond grinders with aggressive tooling, sometimes followed by a second pass, to take the floor down to clean concrete. Dust is controlled with vacuums. Only then do we repair the slab and recoat.

Preventing a repeat

The new floor is built to avoid the problems that killed the old one. That means full grinding, moisture testing and a moisture-tolerant primer if needed, a thicker system and a topcoat that resists hot tires. Many homeowners upgrade to a flake floor or a polyaspartic system at this stage.

Concrete repair

Failed coatings often hide damaged concrete underneath. Salt scaling, pits and cracks are filled with repair mortars and epoxies and ground flush before the new coating goes down.

Commercial repair

We repair commercial floors too, including worn forklift lanes, chemical damage and joint failures. Repairs can often be done in sections during off hours.

Buying a home with a coated garage

If you just moved into a house with a coated garage floor, you may not know what was installed or how. A few warning signs are worth checking: white haze under the coating, small blisters, edges lifting at the door or chips that peel easily with a fingernail. If you see them, call us before the first winter. Small problems are cheaper to address before salt gets under the coating.

Can you match my existing color?

We can come close. Exact matches are hard on older floors, so we may suggest a fresh topcoat over the whole surface.

Is removing an old coating expensive?

It adds time and tooling, so it costs more than coating bare concrete. We include it clearly in the quote.

My floor was coated a year ago and is already peeling. Why?

Usually poor prep or moisture. We will diagnose it before recommending anything.
